Leaving California. Landing in Tennessee.
Why families are making the move
Every family's reasons are their own, but we hear the same themes from our California clients: the cost of living, taxes that punish work and savings, schools that don't reflect their values, and the sense that their community changed around them. Tennessee offers a different deal — zero state income tax, homes at half California prices, and some of the strongest family communities in the South. Here's the actual math.
The money: what you will actually save (and the one honest catch)
| California | Tennessee | |
| State income tax | 1% to 13.3% (10 brackets) | None |
| Tax on investment income | Taxed as income, up to 13.3% | None (the Hall tax was fully repealed in 2021) |
| Median home price (2026) | ~$782,000 to $905,000 | ~$390,000 statewide |
| Combined sales tax (avg.) | ~8.8% | ~9.5% (among the highest in the U.S.) |
| Avg. property tax rate | ~0.74% (Prop 13 caps) | ~0.56% (among the lowest) |
| Estate tax | None | None |
Freedom on paper: the laws that actually differ
Second Amendment
- Tennessee: permitless (constitutional) carry since 2021. Most adults can carry openly or concealed without a permit. No magazine limits, no "assault weapons" ban, and no red-flag law. Optional enhanced permits remain available for reciprocity when traveling.
- California: a 16-hour training requirement for carry permits, long lists of prohibited "sensitive places," a 10-round magazine limit, an assault-weapons ban, and as of January 1, 2026, a storage law that makes it a violation to keep a firearm on your own nightstand.
Homeschooling and school choice
- Tennessee: a flexible homeschool framework. Families register with the local district or enroll through a church-related umbrella school, a lighter touch than California. Tennessee also enacted universal school choice in 2025, the Education Freedom Scholarship, providing about $7,300 per student for 2025-26 (rising to $7,530 for 2026-27) toward private school and approved expenses. Demand was so high the state expanded the program from 20,000 to 35,000 scholarships for 2026-27, and it is open to all Tennessee families.
- California: homeschooling generally requires filing a private school affidavit and complying with private-school requirements.
Schools
Tennessee schools are locally governed by elected boards, and Williamson County's districts consistently rank among the best in the South — a major reason Franklin and Brentwood top our clients' lists. The state enacted universal Education Freedom Scholarships in 2025, extending school choice statewide, and homeschooling is well supported through church-related and independent options. California families consistently tell us the biggest change isn't any single policy — it's that the district actually listens.
Where to land: a quick tour for California families
For a wider look at the state, including schools, the economy, and day to day life, see our Move to Tennessee overview.
Williamson County (Franklin, Brentwood, Nolensville, Spring Hill)
Tennessee’s top-performing district on the 2025–26 TCAP with 73.9% overall proficiency, historic downtown Franklin, and master-planned neighborhoods with new construction that draw relocating executives from across the country. It's also Tennessee's priciest county — expect $600k–$900k in Franklin and Brentwood, with Nolensville and Spring Hill offering a lower entry point into the same district quality. Still a fraction of coastal California.
Wilson and Rutherford Counties (Mt. Juliet, Lebanon, Murfreesboro)
The value play east and southeast of Nashville: Mt. Juliet and Lebanon pair new construction with easy interstate access, and Murfreesboro is one of the fastest-growing cities in the South. Most homes land in the $380k–$500k range — sell in California, buy here, and bank the difference.
Sumner County (Hendersonville, Gallatin)
Lakeside living on Old Hickory Lake with a strong church community and a small-town feel that's still thirty minutes from downtown Nashville. Hendersonville is the established choice; Gallatin is where the growth and the newer construction are. A favorite for families who want water access without leaving Middle Tennessee.
Knoxville and Farragut (East Tennessee)
The Smoky Mountains out your window, Farragut's top-rated schools, and prices below Middle Tennessee — East Tennessee is the pick for families who chose Tennessee for the mountains rather than the Nashville job market. Maryville, Powell, and Hardin Valley round out the family-friendly options, and the region is among the most conservative in the state.
Chattanooga
A revitalized riverfront city with a real outdoor culture — climbing, trails, and the Tennessee River Gorge — plus famously fast citywide internet that makes it a remote-work favorite. Suburbs like Ooltewah, Signal Mountain, and North Georgia's border towns keep prices reasonable and the pace unhurried.
The Tri-Cities (Johnson City, Kingsport, Bristol)
The most affordable corner of the state, tucked into the mountains of upper East Tennessee — and one of the most conservative regions in America. Johnson City, Kingsport, and Bristol offer stable healthcare-and-manufacturing economies, four gentle seasons, and family homes that cost less than a California down payment.
A note on Nashville and Memphis
Nashville proper is a booming, fun city that votes well left of the rest of Tennessee — many of our clients love visiting it and prefer living in Williamson, Sumner, or Wilson County. Memphis has genuine bright spots in its suburbs (Collierville and Germantown are excellent), but the city core comes with big-city challenges. Your agent will tell you the truth about neighborhoods, not just sell you a house.
What surprises Californians (so nothing surprises you)
- Sales tax is high, around 9.5 percent, and it applies to groceries at a reduced rate. It is the flip side of having no income tax, so budget for it at the register.
- Property taxes are low, among the lowest in the country, which softens the cost of a bigger house.
- No income tax also means no state return, and you leave California's residency rules and the nation's highest income-tax rate behind. California audits departing residents, so establish Tennessee residency properly.
- Real seasons and humidity. Summers are warm and humid coming from California, and Middle Tennessee sees occasional severe weather and the odd tornado in spring.
- Allergies are real. The Tennessee Valley has a serious pollen season.
- Growth is visible. The Nashville metro has boomed, and locals feel the traffic and new construction, which is part of why the suburbs keep expanding outward.
How to make the move without living it twice
The hard part of a California-to-Tennessee move isn't the buying — it's doing two transactions in two markets 2,000 miles apart on one timeline. That's exactly what we do. Conservative Move pairs you with a vetted, values-aligned listing agent in California and a buyer's agent in Tennessee, and we coordinate both ends as one move — timing, proceeds, movers at discounted rates, lender introductions (including VA loans), and community introductions when you land.
Already have a California agent you trust? Keep them — we'll handle the Tennessee side. Renting right now? We'll match you with a Tennessee buyer's agent only. The service is free to you; our agents pay us a referral fee only when your move succeeds.

Frequently asked questions
Does Tennessee really have no state income tax?
Really — no tax on wages, and since the Hall tax was fully repealed in 2021, no tax on investment income either. There's no estate tax, and no state return to file. The trade-off is a high sales tax, around 9.5%, which is worth budgeting for.
Is it really cheaper to live in Tennessee than California?
For most families, dramatically. The statewide median home price is about $390,000 versus $782,000–$905,000 in California, there's zero income tax versus a 13.3% top rate, and property taxes are among the lowest in the country. Sales tax runs higher, but it doesn't come close to closing the gap. Run your specifics through our tax savings calculator →.
Which part of Tennessee is best for conservative families?
Middle Tennessee's suburban counties — Williamson, Sumner, Wilson, and Rutherford — are our clients' most common choice for schools, churches, and community. East Tennessee (Knoxville, the Tri-Cities) is even more conservative and more affordable, with the mountains as a bonus. Your agent will match the community to your priorities.
Should I sell my California home before I buy in Tennessee?
It depends on your equity, financing, and timeline. Because our agents work both ends of your move together, you can plan the sequence deliberately instead of gambling on timing.
Can I use my own agent to sell my California home?
Yes. Many clients keep a trusted local agent for the sale and use Conservative Move for the Tennessee purchase. Use as much or as little of our network as you need — either way, the service costs you nothing.
How long does a California-to-Tennessee move usually take?
Most coordinated sell-and-buy moves complete in roughly two to four months from listing to keys. Your timeline drives the plan — we've handled everything from 30-day relocations to year-long transitions.
An honest word before you go
No move is only upside. Tennessee has trade-offs of its own, and the right answer depends on your family, your budget, and your timeline. Our job is to give you the real picture and connect you with a trusted conservative agent on both ends, at no cost to you. We only earn when a partner agent closes your sale or purchase.

Your California home is the down payment on your Tennessee one. How it is priced, marketed and negotiated decides how much of that equity you actually carry across the country — and it is the one part of this move most families leave to chance.
Conservative Move handles both ends as a single coordinated move: a vetted listing agent in California to sell for top dollar, and a conservative agent in Tennessee ready when you land. One team, timed together, and our referral service is always free to you.

“We signed for a house 3 hours before our flight back to California. 4 weeks after that we were residents of Tennessee. Conservative Move and their Ambassador, Chris Sanders in Tennessee, made it happen.”
