Relocation Guide · California to Idaho

Leaving California. Landing in Idaho.

Why families are making the move

Every family's reasons are their own, but we hear the same themes from our California clients: the cost of living, taxes that punish work and savings, schools that don't reflect their values, and the sense that their community changed around them. Idaho offers a different deal — real mountains, real seasons, real local control, and one of the fastest-growing conservative communities in America, much of it built by former Californians. Here's the actual math.

The money: what you will actually save (and the one area Idaho is not tax-free)

California Idaho
State income tax 1% to 13.3% (10 brackets) Flat 5.3%
Median home price (2026) ~$782,000 to $905,000 ~$495,000 (Boise), ~$430,000 (Canyon County)
Combined sales tax (avg.) ~8.8% ~6.0%
Avg. property tax rate ~0.74% (Prop 13 caps) ~0.50% (third lowest in the U.S.)
Top income tax rate 13.3% 5.3% flat, no local income tax

Freedom on paper: the laws that actually differ

Second Amendment

  • Idaho: permitless (constitutional) carry. Most adults can carry concealed without a permit. No magazine limits, no "assault weapons" ban, no red-flag law, and strong firearm preemption that keeps gun rules consistent statewide.
  • California: a 16-hour training requirement for carry permits, long lists of prohibited "sensitive places," a 10-round magazine limit, an assault-weapons ban, and as of January 1, 2026, a storage law that makes it a violation to keep a firearm on your own nightstand.

Homeschooling and school choice

  • Idaho: among the least regulated homeschool states in America. No registration, no notification, no mandatory testing, and no teacher certification. Idaho also enacted the Parental Choice Tax Credit in 2025, a refundable credit of up to $5,000 per student (up to $7,500 for students with disabilities) for private school and homeschool expenses, which the Idaho Supreme Court upheld in early 2026.
  • California: homeschooling generally requires filing a private school affidavit and complying with private-school requirements.

Schools

Idaho schools are locally governed by elected boards, and the state has moved decisively toward parental rights and school choice — including the Parental Choice Tax Credit, a refundable credit of up to $5,000 per student for private school and homeschool expenses. West Ada (Meridian and Eagle) is the state's largest district and a common landing spot for our clients, and a growing charter and classical-school sector adds options across the Treasure Valley. California families consistently tell us the biggest change isn't any single policy — it's that the district actually listens.

Where to land: a quick tour for California families

For a wider look at the state, including schools, the economy, and day to day life, see our Move to Idaho overview.

Treasure Valley (Boise metro)

The #1 destination for our California clients: Idaho's job engine and its best mix of price, schools, and mild high-desert winters. Meridian, Eagle, Star, and Kuna offer master-planned neighborhoods with new construction in the $450k–$600k range — and coming from California, the commutes will feel like a rounding error.

Canyon County (Nampa, Caldwell, Middleton)

The value play, with a median around $430,000. Nampa and Caldwell have grown up fast — new construction, new retail, and easy access to the Boise job market — while Middleton keeps a small-town, land-and-elbow-room feel. Many families sell in California, buy in Canyon County, and retire the mortgage on day one.

North Idaho (Coeur d'Alene, Post Falls, Hayden, Sandpoint)

Lake life, timber country, and some of the most conservative communities in the Northwest. Coeur d'Alene carries a premium for the lake and the name; Post Falls and Hayden offer newer construction and more house per dollar, and Sandpoint trades convenience for Lake Pend Oreille scenery. Winters here are real — heavier than the Treasure Valley — so visit in January before you commit.

East Idaho (Idaho Falls, Rexburg, Ammon)

The most affordable region in the state and one of the most conservative places in America — Madison County routinely ranks near the top of the country by Republican vote share. Idaho Falls and Ammon offer stable employment and newer master-planned neighborhoods well under Boise prices, with Rexburg shaped by BYU-Idaho. Winters are serious; the savings are too.

A note on Boise proper

Boise's downtown core leans left of the rest of the state — if you're moving to escape California politics, in-town Boise will feel more familiar than you'd like. It's not a reason to cross the Treasure Valley off; it's a reason to have an agent who'll tell you the truth about neighborhoods. Most of our clients land in Meridian, Eagle, Star, or Canyon County, not the city core.

What surprises Californians (so nothing surprises you)

  • Idaho does tax income. It is a flat 5.3 percent, far below California's top rate, but it is not zero like Texas or Florida. Budget for it.
  • Winters are real, especially in North Idaho. The Treasure Valley is high desert, with milder and shorter winters than the panhandle.
  • Inventory is tight. The Treasure Valley runs low months of supply and homes move quickly, so be ready to act when the right one appears.
  • Growth is visible. The valley has grown fast, and locals feel the traffic and the new construction.
  • Property taxes are low, and Idaho's homeowner's exemption reduces the taxable value of your primary residence.
  • Rural land means water rights, wells, and septic. Do your due diligence before buying acreage.

How to make the move without living it twice

The hard part of a California-to-Idaho move isn't the buying — it's doing two transactions in two markets 700 miles apart on one timeline. That's exactly what we do. Conservative Move pairs you with a vetted, values-aligned listing agent in California and a buyer's agent in Idaho, and we coordinate both ends as one move — timing, proceeds, movers at discounted rates, lender introductions (including VA loans), and community introductions when you land.

Already have a California agent you trust? Keep them — we'll handle the Idaho side. Renting right now? We'll match you with an Idaho buyer's agent only. The service is free to you; our agents pay us a referral fee only when your move succeeds.

Questions

Frequently asked questions

Does Idaho have a state income tax?

Yes — a flat 5.3%, with no local income taxes. That's a fraction of California's top rate of 13.3%, and it comes paired with ~6% sales tax (vs. ~8.8%) and one of the lowest property tax rates in the country. Run your specifics through our tax savings calculator →.

Is it really cheaper to live in Idaho than California?

For most families, dramatically. Median home prices run roughly $430k–$495k in the Treasure Valley versus $782k–$905k in California, income tax tops out at 5.3% instead of 13.3%, and sales and property taxes are both lower. Most clients sell high in California, buy comparable or better in Idaho, and bank the difference.

Where do most California families move in Idaho?

The Treasure Valley leads — Meridian, Eagle, Star, and Kuna for schools and neighborhoods, Nampa and Caldwell for value. North Idaho draws families who want lake life and don't mind real winters, and East Idaho wins on pure affordability and deeply conservative community.

Should I sell my California home before I buy in Idaho?

It depends on your equity, financing, and timeline. Because our agents work both ends of your move together, you can plan the sequence deliberately instead of gambling on timing.

Can I use my own agent to sell my California home?

Yes. Many clients keep a trusted local agent for the sale and use Conservative Move for the Idaho purchase. Use as much or as little of our network as you need — either way, the service costs you nothing.

How long does a California-to-Idaho move usually take?

Most coordinated sell-and-buy moves complete in roughly two to four months from listing to keys. Your timeline drives the plan — we've handled everything from 30-day relocations to year-long transitions.

An honest word before you go

No move is only upside. Idaho has trade-offs of its own, and the right answer depends on your family, your budget, and your timeline. Our job is to give you the real picture and connect you with a trusted conservative agent on both ends, at no cost to you. We only earn when a partner agent closes your sale or purchase.

★★★★★

“We were inexperienced as first-time home-buyers, so it made a big difference to be given a short-cut to a wonderful realtor who really understood our situation and shared our values.”
