$426,000 typical · 171,000 residents · about 33 miles, 44 min off-peak. The largest city in the county and home to Middle Tennessee State University, with about 21,000 students. Stones River National Battlefield, 570 acres run by the National Park Service, sits on the northwest edge of town.

$402,000 typical · 63,000 residents · about 22 miles, 33 min off-peak. Built around the Nissan Smyrna assembly plant, which opened in 1983 and still employs about 5,700 people. The Sam Davis Home, a 168-acre historic site, is here too. A shorter drive to Nashville than Murfreesboro at almost the same price.

$345,000 typical · 42,000 residents · about 19 miles, 28 min off-peak. The most affordable town in the county and the closest to Nashville. It is a distribution hub: Ingram Content Group, Bridgestone, Amazon and ICEE's headquarters are all here, and Percy Priest Lake is on the doorstep.

$538,000 typical · under 1,000 residents · about 37 miles, 52 min off-peak. A small incorporated town in the county's southwest corner, home to Eagleville School. Larger lots and a rural setting help explain why it carries the highest typical value of the Rutherford towns.

Newer building

Rockvale

$486,000 typical. An unincorporated community southwest of Murfreesboro, with newer subdivisions and more room than the city. Because it sits outside any city limits, you pay the county property tax only — no city rate on top.

Country living

Christiana & Lascassas

$416,000 typical in Christiana, $529,000 in Lascassas. Unincorporated communities south and northeast of Murfreesboro. More land and a slower pace, about 42 miles and 54 minutes from downtown Nashville off-peak from Christiana. County tax only.

Two School Districts

Most of the county is Rutherford County Schools, K through 12 — about 52,000 students, the fourth-largest district in Tennessee. But inside Murfreesboro, Murfreesboro City Schools runs Pre-K through 6th grade. City students then move to Rutherford County Schools for middle and high school.

How They Are Rated

Tennessee gives districts a designation rather than a letter grade. For 2024–25 both Rutherford County Schools and Murfreesboro City Schools were rated Advancing, the second of four tiers. Individual schools do get A–F grades, so compare the specific schools a listing is zoned to.

City Line, Different Bill

After the 2026 reappraisal the county rate is $1.49 per $100 of assessed value. City addresses add a city rate on top: at the 2026 certified rates that is roughly $2.24 total in Murfreesboro and about $1.91 in Smyrna. Unincorporated areas like Rockvale pay the county rate only. Tennessee assesses homes at 25% of appraised value.

No Income Tax On Wages

Tennessee does not tax earned income, and a 2014 constitutional amendment bars the legislature from creating one. The Hall tax on interest and dividends was fully repealed in 2021.

Where The Jobs Are

Nissan's Smyrna plant employs about 5,700 people. Middle Tennessee State University, Amazon, Taylor Farms, Ascension Saint Thomas Rutherford, Ingram, the Alvin C. York VA Medical Center and Asurion each employ more than a thousand. Many residents also commute into Nashville.

Plan For I-24

Most of the county commutes on I-24, and TDOT says traffic on the Murfreesboro–Rutherford segments has grown more than 60% since 2005. Prices have been flat to slightly down over the past year, so buyers have more room to negotiate here than in Williamson.

Yes. The Republican presidential candidate carried Rutherford County with about 60% of the vote in 2024. Neighboring counties ran higher: Williamson about 65%, Wilson about 69%, Bedford about 79% and Cannon about 83%.

As of August 2026, the typical home value was about $426,000 in Murfreesboro and about $402,000 in Smyrna. La Vergne was around $345,000, Rockvale $486,000, Eagleville $538,000 and Christiana $416,000. The county as a whole was about $415,000, down 0.6% from a year earlier. What is Murfreesboro City Schools?

It is a separate district that serves Pre-K through 6th grade inside the City of Murfreesboro. After 6th grade, city students attend Rutherford County Schools for middle and high school. For 2024–25 both districts were rated Advancing by the Tennessee Department of Education.
