Find your corner of Middle Tennessee.
The spread here is wider than most metros. Williamson County is one of the most expensive housing markets in the South; Montgomery County, an hour northwest, is one of the most affordable in the region. Typical home values below are Zillow's, as of August 31, 2026.
Williamson County
$929,000 typical · 272,000 residents. Franklin, Brentwood, Nolensville, Thompson's Station, Fairview. The premium end of the metro — historic downtown Franklin, large lots, and the shortest commute to the Cool Springs job corridor. Expect to compete.
Rutherford County
$415,000 typical · 386,000 residents. Murfreesboro, Smyrna, La Vergne, Eagleville. The biggest county in the ring and the most common landing spot for buyers who want Williamson schools money cannot stretch to. Middle Tennessee State University anchors Murfreesboro.
Wilson County
$503,000 typical · 175,000 residents. Mt. Juliet, Lebanon, Watertown. Mt. Juliet has grown fast without losing its footing; Lebanon still reads like a county seat. Straight shot into Nashville on I-40.
Sumner County
$443,000 typical · 216,000 residents. Hendersonville, Gallatin, Portland, White House. Old Hickory Lake runs through it, which shapes everything — weekends, prices, and where people choose to build.
Maury County
$403,000 typical · 118,000 residents. Columbia, Spring Hill, Mount Pleasant. The value play as Williamson prices climb — Spring Hill straddles the county line, so the same town can mean two very different tax bills.
Montgomery County
$320,000 typical · 250,000 residents. Clarksville. The most affordable door into Middle Tennessee, and home to Fort Campbell — a large share of our clients here are military families and veterans.
Davidson County
$428,000 typical · 746,000 residents. Nashville proper. Davidson voted 63% Democratic in 2024, which is why most of the people we work with look at the counties above instead — close enough for the job, far enough for the life.
A place worth moving for.
Leaving a home you love is hard. Our founders did it too. Here is what keeps drawing people to this part of the state.
No Income Tax On Wages
Tennessee does not tax earned income, and since a 2014 constitutional amendment the legislature cannot introduce one. The old Hall tax on interest and dividends was fully repealed in 2021. What you earn is what you keep.
Compare Home Costs
The gap between Montgomery County and Williamson County is more than $600,000 in typical home value. Knowing which county fits your budget before you tour is most of the work — and it is the first thing your agent will walk you through.
Explore School Options
Tennessee publishes A–F letter grades for individual public schools and separate accountability designations for districts — Exemplary, Advancing, Satisfactory. Both are public. We will point you to the lookup and let you judge for yourself.
Easy Travel
Nashville International serves the whole region, and I-24, I-40 and I-65 meet in the middle of it. Most of these counties are inside an hour of the airport.
Four Real Seasons
Warm summers, a genuine fall, and winters that rarely shut anything down. Mild enough that the porch gets used most of the year.
Room To Breathe
Twenty minutes outside any of these county seats the land opens up. Acreage is still attainable here in a way it no longer is around most growing metros.

Tennessee is a conservative anchor — the Republican presidential candidate carried the state with roughly 64% of the vote in 2024, and every statewide office is held by a Republican. But the character of these counties varies more than the voting map suggests, and the right answer depends on what you are optimizing for.
Franklin — Williamson County. Historic downtown, top-of-market prices, the shortest commute to Cool Springs. Brentwood — Williamson County. Large lots, established money, quiet streets. Nolensville — Williamson County. Newer, family-heavy, still building. Mt. Juliet — Wilson County. Fast growth, easy I-40 access, calls itself the city between the lakes. Hendersonville — Sumner County. Old Hickory Lake, strong schools, a real downtown. Gallatin — Sumner County. More affordable than Hendersonville, growing quickly. Murfreesboro — Rutherford County. The largest of these towns, university energy, the widest range of price points. Smyrna — Rutherford County. Manufacturing jobs, short commute, attainable. Spring Hill — Williamson and Maury counties. Check which side of the line a listing sits on; it changes your taxes and your schools. Clarksville — Montgomery County. The most affordable of the group, with Fort Campbell shaping the community.
