Why Tennessee keeps topping the list

Tennessee has become one of the top destinations for families leaving California, and the appeal is simple: no state income tax, a lower cost of living, a pro-business state government, and a culture that still revolves around church, family, and community. Nashville gets the headlines, but the real story is the counties around Nashville, the Knoxville area, and the mountain towns of East Tennessee.

Middle Tennessee vs. East Tennessee

Middle Tennessee is Nashville and its ring of fast-growing counties — Williamson (Franklin, Brentwood), Rutherford (Murfreesboro), Wilson (Mt. Juliet, Lebanon), Sumner (Hendersonville, Gallatin), and Maury (Columbia, Spring Hill). This is where most of the job growth is and where many California families land. It’s also where prices have risen the most. See our Middle Tennessee guide.

East Tennessee is Knoxville, the Tri-Cities (Johnson City, Kingsport, Bristol), Chattanooga, and the foothills of the Smokies. It’s more affordable, more rural, and if anything more conservative. Families who want mountains, lakes, and a slower pace tend to go east.

West Tennessee is Memphis and the surrounding counties — a different feel from the rest of the state and less common for California transplants.

What changes financially

  • No state income tax. For a California family, this is usually the single biggest line item. Run your own numbers in our State Tax Savings Calculator.
  • Property taxes are modest by national standards.
  • Sales tax is on the high side, which partly offsets the income-tax savings — but most families still come out well ahead.
  • Housing. Williamson County is now a premium market. Rutherford, Wilson, Sumner, and Maury counties, and most of East Tennessee, remain considerably more affordable than coastal California.

What surprises Californians most

  1. Humidity and storms. Summers are hot and sticky; spring brings real thunderstorms. Most homes have basements or storm shelters for a reason.
  2. Four seasons. Fall in the Smokies is spectacular; winter brings occasional ice and snow.
  3. Church is central. It’s the social backbone in most communities — and for many of our clients, exactly what they were looking for.
  4. The welcome. Tennesseans are famously friendly, but they’ve absorbed a lot of newcomers. Arriving with humility goes a long way.

Buying in Tennessee while you still own in California

Most families either sell first and rent for a few months, buy first using equity, or try to line the closings up. Our guide to selling in California and buying in a conservative state walks through each option. If you have significant equity in your California home, talk to a CPA before you list — this isn’t tax advice.

How Conservative Move helps

We match you with a vetted Tennessee agent who knows which county fits your budget and your priorities. If you’ll also be selling in California and don’t have a listing agent, we can connect you with one there too. Our referral service comes at no additional cost to you. The agent we introduce pays us a referral fee only when your move succeeds, and represents you under their own separate agreement.
