Relocation Guide · New York to Florida

Leaving New York. Landing in Florida.

New York loses more residents to Florida than to any other state — roughly 72,000 tax filers left New York in a single recent year, and New York, Nassau, and Suffolk counties remain the top out-of-state feeders into Florida. In one five-year stretch, New Yorkers brought over $9 billion in income to South Florida alone. If you're thinking about joining them, you're not chasing a trend — you're making the same math-and-values decision tens of thousands of families make every year. This guide gives you the honest version of it.

Why families are making the move

The reasons we hear from New York families are remarkably consistent: a combined state-and-city tax burden that takes a tenth of your income before property taxes, the cost of staying near family on Long Island or in Westchester, schools and a culture that stopped reflecting their values, and winters that make it all feel worse. Florida offers a different deal.

The money: what you'll actually save (and what costs more)

New YorkFlorida
State income tax4% – 10.9% (+ up to ~3.9% NYC city tax)None
Median home price (2026)NY metro/Long Island commonly $600k–$800k+~$420,000 statewide
Property taxesAmong the highest in America — $10k–$25k/yr is normal in Nassau & Westchester~0.8% avg + homestead exemption & 3% annual cap
Estate taxYes — NY taxes estates over ~$7MNone
Homeowner's insurance~$1,600/yr averageHigher — varies widely by location and construction
Income tax saved at $150k income~$9,000–$14,000+/yr (more for NYC residents)

The honest picture: a Long Island family selling at $750,000 and buying near Tampa at $450,000 banks equity, drops their property tax bill by five figures, and stops paying New York income tax permanently. Against that, budget for homeowner's insurance — it runs higher than New York's, though 2026 reforms are bringing rates down and newer inland homes pay far less. For most families the net is strongly positive: $15,000–$30,000 a year staying in your pocket.

Freedom on paper: the laws that actually differ

Second Amendment

  • Florida: permitless concealed carry since 2023 — most adults 21+ can carry concealed without a license — and as of 2026, open carry is legal as well. Optional licenses remain available for reciprocity when traveling.
  • New York: post-Bruen, New York's CCIA imposes 16+ hours of training, social media review, and sweeping “sensitive location” bans that make most of Manhattan effectively off-limits even with a permit.

Homeschooling & school choice

  • Florida: flexible homeschool law — no required subjects, no mandatory testing; keep a portfolio and do a simple annual evaluation. The Tim Tebow Law guarantees homeschoolers access to public school sports and clubs, and Florida's universal school choice provides roughly $8,000 per student per year for private or home education expenses — regardless of income.
  • New York: among the most regulated homeschool states: annual notice, individualized home instruction plans, quarterly reports, and annual assessments.

Schools

Florida's districts are locally governed with elected boards, and St. Johns County (Jacksonville's southern suburbs) is consistently ranked the top district in the state. Combined with universal school choice, parents — not the system — decide where the education dollars go.

Where to land: a quick tour for New York families

Tampa Bay

The most common landing zone for our New York clients: Wesley Chapel, Land O' Lakes, and the northern suburbs pair newer master-planned communities ($350k–$550k) with a booming job market and no shortage of fellow Northeast transplants who made the same move.

Sarasota & the Gulf Coast

Lakewood Ranch is one of the best-selling master-planned communities in America — golf-course living, A-rated schools, and a strong conservative culture. Sarasota and Bradenton offer beach-town life without South Florida prices.

Southwest Florida — Naples, Fort Myers, Cape Coral

The most reliably conservative corner of the state, and a favorite for families and retirees alike. Naples is premium; Cape Coral and Fort Myers deliver waterfront value.

Jacksonville & St. Johns County

Florida's best schools (St. Johns County), reasonable prices ($400k–$600k in the top suburbs), and a deeply rooted, family-first culture. The sleeper pick for young families.

The Treasure Coast — Port St. Lucie & Stuart

The #1 destination zip codes for New Yorkers in recent quarters. An hour north of Palm Beach at half the price, and growing fast with exactly the people you'll recognize from home.

A note on Miami and South Florida

South Florida has absorbed billions in New York wealth, and parts of Palm Beach County lean strongly conservative — but Miami-Dade is expensive, dense, and culturally its own world. Many of our clients who start out asking about Miami end up happier on the Gulf Coast or Treasure Coast. Your agent will tell you the truth about neighborhoods, not just sell you a house.

What surprises New Yorkers (so nothing surprises you)

  • Get an insurance quote before you make an offer — rates vary by location, roof age, and construction, and newer inland homes can be very reasonable. Our agents build insurability into the home search from day one.
  • Hurricane season is real — June through November. Newer construction (post-2002 building codes) is dramatically safer and cheaper to insure.
  • Summer humidity is the price of winter paradise — you'll live in air conditioning July through September, and you won't shovel snow again.
  • HOA and condo fees deserve scrutiny — newer reserve requirements have pushed some older condo associations into large special assessments. Read the budget before you buy.
  • No state income tax also means no state tax return — and no New York estate tax on what you leave your kids.

How to make the move without living it twice

The hard part of a New York-to-Florida move isn't the buying — it's running two transactions in two markets 1,200 miles apart on one timeline. That's exactly what we do. Conservative Move pairs you with a vetted, values-aligned listing agent in New York and a buyer's agent in Florida, and we coordinate both ends as one move — timing, proceeds, movers at discounted rates, lender introductions (including VA loans), and community introductions when you land.

Already have a New York agent you trust? Keep them — we'll handle the Florida side. Renting right now? We'll match you with a Florida buyer's agent only. The service is free to you; our agents pay us a referral fee only when your move succeeds.

Questions

Frequently asked questions

Is it really cheaper to live in Florida than New York?

For most families, substantially — zero income tax, far lower property taxes, and home prices roughly half of metro New York outweigh higher insurance costs. Families typically keep $15,000–$30,000 more per year. Run your specifics through our tax savings calculator.

How long does a New York-to-Florida move usually take?

Families who are ready typically complete the move in 3–6 months; many plan 6–18 months out, often timed to the school year or a New York closing. The earlier we're involved, the smoother the sequencing.

Do I have to live in Florida six months to escape New York taxes?

To claim Florida residency, you'll generally spend 183+ days there and establish your domicile — and New York audits aggressively. Talk to a tax professional about your specific situation; our agents can refer you to one experienced with NY-to-FL moves.

Can I use my own agent to sell my New York home?

Yes. Many clients keep a trusted local agent for the sale and use Conservative Move for the Florida purchase. Use as much or as little of the service as you need.

Which part of Florida is best for conservative families?

Southwest Florida and the northern Gulf Coast lean most reliably conservative; St. Johns County wins on schools; the Treasure Coast wins on value and New York familiarity. Your Conservative Move agent matches the town to your priorities, not the other way around.

An honest word before you go

No move is only upside. Florida has trade-offs of its own, and the right answer depends on your family, your budget, and your timeline. Our job is to give you the real picture and connect you with a trusted conservative agent on both ends, at no cost to you. We only earn when a partner agent closes your sale or purchase.
